Noder If it is not a genuine emergency and is a routine repair, you may be held liable for the cost incurred by any contractor you employ. If your landlord has provided British Gas Maintenance Cover for the boiler you must only call British Gas 0845 9500 400.
We understand that you may have an emergency during times we are closed. We therefore have some contractors who should be available for emergency repairs. Emergency repairs are:
*No Heating (When temperatures are sub zero)
*No Hot Water
*Loss of Water Supply (Contact Anglian Water first on 08457 145 145)
*Burst Pipes/Severe Leaks
*Loss of Cooking Facility
*The Property is not Secure

.HANDY TIPS TO TENANTS
DO NOT FREEZE if you are going away from your rental property during the winter, it is your responsibility to make sure the pipes do not freeze and the property is left securely. As a precaution, we suggest leaving the heating on at a minimum temperature of 15 degrees throughout the day and night. If you do not want to keep the heating on 24/7, it is best to set a timer so that it comes on at the coldest part of the day and night. Your obligations are mentioned in your tenancy agreement on page 7, 7.15 so please familiarise yourselves with these prior to leaving.
INSURANCE most landlords insurance policies stipulate the above 'dont freeze' section is adhered to generally insist that the property has been lived in overnight at least once in a 28 day period. If you are going away for longer than 28 days and do not have any family or friends that could stay over, please let us know and we can arrange some inspections to adhere to the individual insurance policy. This is mentioned in your tenancy agreement also on page 7,7.15. If any issues occure that involve insurance companies and the policy is void, the costs incurred will be passed to you and/or your own insurance policy.
BEWARE OF FLOODING flooding can cause damage not only to your rental property, but also to your personal belongings. Check that your contents insurance policy overs flood damage and if you do not already have contents insurance, we strongly advise that you take it out. We can provide company details for quotes if you require it.
POWER CUTS if you experience a power cut due to winter weather, check the UK power networks website instantly. This site gives you updates on the current situation. If the power cut affects more than just your home get in touch with your utility provider directly before you contact your landlord or landlord agent. https://ukpowernetworks.co.uk
